Jeetendra Kapoor's Family Sells Prime Mumbai Land to NTT Global Data Centers for ₹855 Crore

NEW DELHI: Jeetendra Kapoor and his family-owned firms, Pantheon Buildcon and Tusshar Infra Developers, have sold two land parcels in Andheri, Mumbai, for ₹855 crore. The total area of the land parcels spans 9,664.68 sq meters (2.39 acres).

The land parcel, along with the built-up area, was acquired by NTT Global Data Centers & Cloud Infrastructure India. The site currently houses the Balaji IT Park, which includes three constructed buildings with a cumulative built-up area of 45,572.14 sq meters (4,90,534 sq ft).

The deal incurred a stamp duty of ₹8.69 crore and registration charges amounting to ₹30,000, according to the Inspector General of Registration (IGR) documents reviewed by Square Yards. The transaction was registered in May 2025.

In January 2025, NTT Data announced more than $10 billion in capital development to expand its data center business through 2027. Over the past six months, the company has acquired multiple land parcels across North America, Europe, and Asia. These acquisitions include 53 acres in Milan, Italy; 32 acres in Tochigi and eight acres in Osaka, Japan; 174 acres in Arizona, USA; and about 26.3 acres in London, UK. The company has also acquired land parcels in Hillsboro, USA, and Frankfurt, Germany.

This strategic expansion by NTT Data underscores the growing importance of data centers in the global tech landscape. The acquisition of the Balaji IT Park in Mumbai is a significant step in NTT's plan to strengthen its presence in the Indian market, which is rapidly becoming a hub for data center operations.

The deal is expected to have a positive impact on the real estate market in Andheri, Mumbai, as it signals a strong interest from international players in the region. The increased investment in data centers and IT infrastructure is likely to drive further development and attract more businesses to the area.

We have reached out to NTT Data for further details and will update the story based on their responses.
