The purpose of the inspection is to verify whether the promoters and developers of unauthorized plotted colonies have registered their projects with JKRERA, as mandated by the Real Estate (Regulation and Development) Act, and to check for any unauthorized constructions or deviations from approved plans.
Notices were issued to two promoters in Udhampur District, Shivani Sharma and Aryan Sharma, directing them to register their projects with JKRERA within 15 days.
Non-registration can result in penalties extending up to ten percent of the estimated cost of the real estate project. If the violation continues, the promoter or builder may face imprisonment for up to three years or a fine extending up to a further ten percent of the estimated cost, or both.
Registration with JKRERA is mandatory to ensure planned development, prevent the creation of slums, and protect the interests of homebuyers. It helps in verifying that the projects comply with the regulatory framework and have the necessary approvals.
The inspection was conducted by Esha Chib, Deputy Secretary JKRERA, Tehsildar Udhampur Jai Singh, Tehsildar Katra Jatinder Singh, and Naib Tehsildar, JKRERA Gias-ud-Din.
