The purpose of the inspection is to ensure that promoters and developers of plotted colonies have registered their projects with JKRERA as mandated by the Real Estate (Regulation and Development) Act and to check for any unauthorized constructions or deviations from approved plans.
Non-registration of projects with JKRERA can result in penalties, which may extend up to ten percent of the estimated cost of the real estate project. If the violations continue, the promoter or builder may face imprisonment for up to three years or a fine of up to a further ten percent of the estimated cost of the project, or both.
The inspection was conducted by Esha Chib, Deputy Secretary JKRERA, Tehsildar Udhampur Jai Singh, Tehsildar Katra Jatinder Singh, and Naib Tehsildar, JKRERA Gias-ud-Din.
Registration with JKRERA is mandatory to ensure planned development and to prevent the creation of slums. It also helps in providing basic amenities like roads, electricity, and water supply, and protects the interests of homebuyers.
The Real Estate (Regulation and Development) Act is a law that regulates the real estate sector to ensure transparency, accountability, and the protection of homebuyers' interests. It mandates the registration of real estate projects with the Real Estate Regulatory Authority (RERA) in each state or union territory.
