Real Estate News:The Jammu and Kashmir Real Estate Authority (JKRERA) recently conducted a comprehensive inspection of unauthorized plotted colonies in Udhampur and Reasi Districts. The inspection aimed to ensure compliance with the Real Estate (Regulation and Development) Act and to verify whether the promoters and developers had registered their projects with JKRERA as mandated by the Act.

During the inspection, officers from JKRERA, along with the Revenue Department, visited several illegal colonies, including Rakh Kotli, Udhampur By-pass Road, Rathian, Khrooni, and Fangyal Road in Udhampur District. Similarly, in Reasi District, the team inspected the illegal colonies of Trikuta Enclave and Project Devika in Katra.

The Authority has issued notices to two promoters in Udhampur District, Shivani Sharma and Aryan Sharma, both residents of Karlai Khalki, Udhampur. The notices directed them to register their projects with JKRERA within 15 days. The inspection team also checked for any unauthorized constructions or deviations from approved plans and directed the developers to register their projects with RERA.

Chairperson of JKRERA emphasized the importance of adherence to regulations and approvals. “Numerous colonies are sprouting up haphazardly without the requisite approvals from the competent authorities. Most of these unauthorized colonies lack basic amenities like roads, electricity, and water supply, posing a significant threat to planned development. The mushroom growth of such colonies will inevitably lead to the creation of slums. In order to prevent this and to ensure the development of colonies in a planned manner, registration with JKRERA is mandatory,” the Chairperson stated.

The Authority urged developers and promoters to adhere to the regulatory framework and obtain necessary approvals before commencing projects. “JKRERA is committed to ensuring planned development and protecting the interests of homebuyers,” the Chairperson added.

Non-registration of projects with JKRERA can result in penalties, which may extend up to ten percent of the estimated cost of the real estate project. If the promoter or builder continues to violate the provisions of the Act and does not register the project with RERA, they may face imprisonment for up to three years or a fine of up to a further ten percent of the estimated cost of the real estate project, or both.

The inspection was conducted by Esha Chib, Deputy Secretary JKRERA, Tehsildar Udhampur Jai Singh, Tehsildar Katra Jatinder Singh, and Naib Tehsildar, JKRERA Gias-ud-Din.
