The leased space is located at One Downtown Central (Crisil House) Building in Powai, Mumbai, a prime business district. The lease agreement was signed in December between Cowrks India Pvt Ltd, JP Morgan Services India Pvt Ltd, and Kairos Properties Pvt Ltd. Kairos Properties, the owner of the property, has leased it to Cowrks, which is owned by Brookfield.

The starting monthly rent is Rs 339.4 per sq ft, translating into a total of Rs 9.23 crore for the month. The lease term is for 60 months, with the rent set to commence from April. Additionally, the agreement includes a clause for a 5% annual rent escalation, ensuring that the rental cost will adjust to market conditions over the lease period.
