The proposed residential project by the Karnataka Housing Board is 772 acres in size.
The project is located near the Information Technology Investment Region (ITIR) in Devanahalli, spread across five villages: Vishwanathapura, Vajarahalli, Beerasandra, Shanappanahalli, and Managondanahalli.
The 50-50 formula means that landowners will receive half of the developed land instead of direct monetary compensation.
The industrial growth in the region has significantly increased property prices, with plot rates rising from Rs 1,500 per square foot to approximately Rs 6,000 per square foot.
The main challenge is balancing urban development and agricultural preservation, as the project could affect farmers who risk losing fertile land.
