Kolte-Patil Developers Reports 13% Drop in Q1 Pre-Sales to Rs 616 Crore
Real Estate:New Delhi: Real estate company Kolte-Patil Developers Ltd has reported a 13% decline in sale bookings to Rs 616 crore in the first quarter of this fiscal year. This decline is attributed to lower volumes and average price realization.

In the year-ago period, the company’s sale bookings or pre-sales stood at Rs 711 crore. According to a regulatory filing on Saturday, the company informed that its sales volume in April-June FY26 fell 12.5% to 0.84 million square feet from 0.96 million square feet in the corresponding period of the preceding year.

Sales realization also dipped marginally to Rs 7,337 per square foot from Rs 7,407 per square foot. This indicates a slight reduction in the average price per square foot, which could be due to market conditions or strategic pricing adjustments.

In June, global investment firm Blackstone acquired a 14.3% equity stake in the company, signaling confidence in its long-term prospects. Established in 1991, Kolte-Patil Developers has a strong track record of constructing over 68 projects, including residential complexes, integrated townships, commercial complexes, and IT Parks. These projects cover a saleable area of more than 30 million square feet across key cities like Pune, Mumbai, and Bengaluru.

The company’s performance in the first quarter reflects the challenges faced by the real estate sector, which has been impacted by various factors such as economic downturns, regulatory changes, and increased competition. Despite these challenges, Kolte-Patil Developers continues to focus on delivering high-quality projects and maintaining a strong presence in the market.

The company’s strategic partnerships, such as the one with Blackstone, are expected to provide it with the financial and operational support needed to navigate these challenges and capitalize on future growth opportunities. As the real estate market continues to evolve, Kolte-Patil Developers remains committed to innovation and customer satisfaction, positioning itself for sustained success in the years to come.
