K-RERA stands for Karnataka Real Estate Regulatory Authority, which is the regulatory body overseeing the real estate sector in Karnataka, India. It ensures that developers adhere to guidelines and standards for property development and sales.
K-RERA issued this advisory due to a rise in complaints related to delayed handovers, compromised structural quality, unfinished amenities, and deviations from sanctioned plans. The advisory aims to protect homebuyers and ensure developers meet their obligations.
Homebuyers should conduct thorough pre-possession inspections, assessing structural integrity, utility connections, common facilities, and the overall finish of the unit. Any discrepancies should be recorded in writing, photographed, and formally communicated to the developer.
Accepting possession without proper verification can undermine a buyer’s rights. It becomes harder to prove deficiencies later, especially in cases involving structural defects or missing amenities.
