Lodha Developers Acquires Land to Develop ₹2,300 Crore Housing Project in MMR
Real Estate News:Lodha Developers Ltd, a prominent real estate firm, has acquired one land parcel in the Mumbai Metropolitan Region (MMR) during the July-September quarter to develop a housing project valued at ₹2,300 crore. This acquisition aligns with the company's strategic goal to expand its business and achieve significant revenue targets.

With this latest acquisition, Lodha Developers has successfully met its current fiscal target of acquiring multiple land parcels with the potential to generate revenue worth ₹25,000 crore. In its latest operational update for the second quarter of 2025-26, the company stated, “In Q2 of FY26, we added one project with a gross development value (GDV) of ₹2,300 crore in MMR.”

The company did not specify whether the land acquisition was an outright purchase or a joint development agreement with the landowner. However, Lodha Developers has been proactive in business development, achieving its full-year guidance of ₹25,000 crore in the first half of the fiscal year and maintaining a robust pipeline for further projects.

In the first quarter of this fiscal, Lodha Developers acquired five land parcels in the Mumbai region, Pune, and Bengaluru to develop housing projects with a total revenue potential of ₹22,700 crore. During the previous fiscal year, the company acquired 10 land parcels to develop housing projects with a total sales value of ₹23,700 crore.

On the sales front, Lodha Developers reported a 7% increase in pre-sales or sales bookings to ₹4,570 crore in the second quarter of this fiscal, driven by better housing demand. In the corresponding period last year, the company's sales bookings stood at ₹4,290 crore. “We achieved pre-sales of ₹4,570 crore in Q2 of FY26, showing 7% year-on-year (YoY) growth, despite limited launches in the quarter,” the company stated.

Over the first six months of this fiscal, Lodha Developers' sales bookings or pre-sales increased by 8% to ₹9,020 crore from ₹8,320 crore in the same period of the previous year. The company's sales bookings rose to ₹17,630 crore in FY25, compared to ₹14,520 crore in the preceding year.

Lodha Developers is optimistic about meeting its FY26 pre-sales guidance of ₹21,000 crore. “With the Supreme Court’s green-lighting the Environmental Clearance (EC) process in late August, we have significant launches in H2 and are on track to meet our FY26 pre-sales guidance of ₹21,000 crore,” the company noted.

Lodha Developers, one of the largest real estate developers in India, has a strong presence in the residential markets of the Mumbai Metropolitan Region (MMR), Pune, and Bengaluru. The company has delivered 110 million square feet of real estate and is currently developing more than 130 million square feet under its ongoing and planned portfolio.

During the 2024-25 fiscal year, Lodha Developers reported a net profit of ₹2,766.6 crore on a total income of ₹14,169.8 crore. On Friday, the company's shares closed at ₹1,154.70 apiece on the BSE, with a total market capitalization of over ₹1.15 lakh crore.

Despite some sluggishness in overall housing demand as reported by property consultants, listed real estate developers like Lodha Developers have performed well so far this year. The company's strategic acquisitions and robust sales performance underscore its commitment to growth and market leadership in the Indian real estate sector.
