Real Estate:Mumbai-based listed real estate developer Lodha Developers is gearing up to enter the highly competitive Delhi-NCR market. The company aims to launch its first project in the region in the next financial year, following the conclusion of one or more land deals this fiscal, as announced by Managing Director and CEO Abhishek Lodha during the Q1FY26 earnings call on July 28.

Looking to expand its footprint in the national capital region, Lodha Developers plans to acquire at least one land parcel this year to develop its first residential project in Delhi-NCR. The foray will begin with a pilot phase, involving a limited number of projects and a moderate level of investment.

“We expect to enter Delhi NCR in the next 12 months and hope to launch in fiscal 2027. The Delhi NCR is an important market for us to get into. We will be starting off with a pilot phase with a moderate number of projects and a moderate level of investment to better understand the market dynamics and build our supply chain for operations and sales,” Lodha said during a recent investors’ call.

The company’s primary focus in this initial phase is on building a strong local operating team. “We expect that we will conclude one or more land transactions either on a joint development basis or otherwise in the course of this financial year, and hope to launch in the next financial year. However, at this stage, the details are limited. We will provide a more detailed update once the first land transaction is concluded,” Lodha added.

When asked about the specific micro-markets Lodha Developers is targeting in Delhi-NCR, Lodha mentioned that the company is looking across the region to ensure that locations align with its brand's premium positioning. “We are looking across the Delhi NCR to make sure that locations fit with our brand's premium positioning and have attractive dynamics in terms of supply-demand and profitability. We will be able to provide more specific details once the first land transaction is concluded,” he stated.

Lodha Developers' market share is expected to more than double by the end of the decade in key markets like the Mumbai Metropolitan Region (MMR), Pune, and Bengaluru. According to the company’s investor presentation shared with stock exchanges, Lodha Developers’ market share in MMR is expected to increase from 10% in FY24 to 20% by the end of the decade. Similarly, the company aims to boost its market share in Pune from 5% to 15%, and in Bengaluru from 2% to 12%.

The company’s Q1FY26 results reflect strong performance, with sales bookings increasing by 10% to ₹4,450 crore during the April-June period. Total income also saw a significant rise, increasing to ₹3,624.7 crore in Q1FY26 from ₹2,918.3 crore in the same period last year. Lodha Developers has delivered 110 million sq ft of real estate and is currently developing more than 130 million sq ft under its ongoing and planned portfolio.

This strategic expansion into Delhi-NCR is a significant step for Lodha Developers, aiming to capitalize on the growing demand for premium residential projects in one of India’s most dynamic real estate markets.
