Real Estate News:Mumbai-based listed real estate developer Lodha Developers is set to make a significant move into the Delhi-NCR housing market. Managing Director and CEO Abhishek Lodha announced during the Q1FY26 earnings call on July 28 that the company expects to conclude one or more land deals in Delhi-NCR this fiscal year. This will pave the way for the launch of its first project in the region in the next financial year.

Looking to expand its footprint, Lodha Developers aims to acquire at least one land parcel this year to develop its first residential project in the Delhi-NCR market. The foray will begin with a pilot phase, involving a limited number of projects and a moderate level of investment. The company is taking a cautious approach to understand the market dynamics and build a robust supply chain for operations and sales.

“We expect to enter Delhi NCR in the next 12 months and hope to launch in fiscal 2027. The Delhi NCR is an important market for us to get into. We will enter gradually, similar to our approach in Pune and Bengaluru, with a pilot phase that includes a moderate number of projects and a moderate level of investment,” said Abhishek Lodha during a recent investors’ call.

The company’s focus in this period will be on building a strong local operating team. “We expect that we will conclude one or more land transactions either on a joint development basis or otherwise in the course of this financial year, and hope to launch in the next financial year. At this stage, the details are limited, but we will provide a more detailed update once the first land transaction is concluded,” Lodha added.

When asked about the specific micro-markets Lodha Developers is targeting in Delhi-NCR, Lodha said, “We are looking across the Delhi NCR to ensure that locations fit with our brand's premium positioning. We are also considering areas with attractive supply-demand dynamics and profitability. We will provide more specific details once the first land transaction is concluded. At this stage, it's just a directional thing that we expect to be entering the NCR in the next 12 months.”

Lodha Developers' market share is expected to more than double by the end of the decade in the Mumbai Metropolitan Region (MMR), Pune, and Bengaluru. According to the company’s investor presentation for the Q1FY26, Lodha Developers' market share in MMR is expected to increase from 10% in FY24 to 20% by the end of the decade. In Pune, it aims to grow from 5% to 15%, and in Bengaluru, from 2% to 12%.

In the Q1FY26, Lodha Developers reported a 10% increase in sales bookings to ₹4,450 crore during the April-June period. The company’s total income also saw a rise to ₹3,624.7 crore in Q1FY26 from ₹2,918.3 crore during the same period last year. With a track record of delivering 110 million sq ft of real estate, Lodha Developers is currently developing more than 130 million sq ft under its ongoing and planned portfolio.
