Real Estate Pune:Mumbai-based listed real estate developer Lodha Developers is set to expand into the Delhi-NCR housing market within the next 12 months. The company aims to launch its first project in the region by the next fiscal year, according to Managing Director and CEO, Abhishek Lodha. This strategic move comes as part of Lodha Developers' broader plan to significantly increase its market share in major Indian cities by the end of the decade.

Looking to establish a strong foothold in the Delhi-NCR area, Lodha Developers is targeting the acquisition of at least one land parcel this year. The foray into Delhi-NCR will begin with a pilot phase, involving a limited number of projects and a moderate level of investment. This approach ensures that the company can better understand the local market dynamics and build a robust supply chain for operations and sales.

Abhishek Lodha, during a recent investors’ call, stated, “We expect to enter Delhi NCR in the next 12 months and hope to launch in fiscal 2027. The Delhi NCR is an important market for us to get into. We will start with a pilot phase, focusing on a moderate number of projects and investment. This will help us understand the market better and build our local operating team.”

The company's primary focus in this initial phase is on building a strong local operating team. “We expect to conclude one or more land transactions either on a joint development basis or otherwise in the course of this financial year, and hope to launch in the next financial year,” Lodha added. However, he noted that the details are still limited at this stage, and a more detailed update will be provided once the first land transaction is concluded.

In terms of location strategy, Lodha Developers is looking across the Delhi-NCR to identify micro-markets that align with the company's premium brand positioning. “We are looking across the board to find locations that fit our brand's premium positioning and offer attractive supply-demand dynamics and profitability,” Lodha explained. The company will provide more specific details once the first land transaction is finalized.

Lodha Developers' market share is expected to more than double by the end of the decade in the Mumbai Metropolitan Region (MMR), Pune, and Bengaluru. According to the company's investor presentation shared with stock exchanges as part of the Q1FY26 financial results, Lodha Developers aims to increase its market share in MMR from 10% in FY24 to 20% by the end of the decade. Similarly, the company plans to boost its market share in Pune from 5% to 15% and in Bengaluru from 2% to 12%.

The company's financial performance in Q1FY26 is also noteworthy. Sales bookings increased by 10% during the April-June period to ₹4,450 crore. Total income rose to ₹3,624.7 crore in Q1FY26 from ₹2,918.3 crore in the same period last year. Lodha Developers has delivered 110 million sq ft of real estate and is currently developing more than 130 million sq ft under its ongoing and planned portfolio.

This strategic expansion into Delhi-NCR and the focus on increasing market share in key cities underscore Lodha Developers' commitment to growth and market leadership in the Indian real estate sector.
