Lodha Developers to Unveil Rs 22,000 Crore Worth of Residential Properties in FY27
Lodha Developers Ltd, one of India's leading real estate companies, is gearing up to launch new housing projects valued at approximately Rs 22,000 crore this fiscal year. The company has set an ambitious target to achieve a 17 percent growth in sales bookings, aiming to touch Rs 24,000 crore. These new developments will be spread across the Mumbai Metropolitan Region (MMR), Pune, Bengaluru, and Delhi-NCR.
According to the company's latest presentation, Lodha Developers plans to launch 15 million square feet of residential properties for sale during this fiscal year, with an estimated revenue of Rs 21,800 crore. This strategic move comes on the heels of a successful 2025-26 fiscal year, where the company launched 16.3 million square feet of properties, generating an estimated revenue of Rs 36,870 crore.
On the pre-sales front, Lodha Developers has set a target to achieve 17 percent growth in sales bookings this fiscal year, bringing the total to Rs 24,000 crore. During the full 2025-26 fiscal year, the company's sales bookings rose by 16 percent to Rs 20,530 crore from Rs 17,630 crore in the preceding year. Despite a tapering in housing demand since 2025, big branded companies like Lodha Developers continue to perform well due to their robust financial and operational capabilities.
Recently, Lodha Developers reported a significant increase in net profit, rising to Rs 3,430.7 crore from Rs 2,766.6 crore in the previous financial year. The company's total income also grew to Rs 17,119.5 crore last fiscal year, up from Rs 14,169.8 crore in 2024-25. Lodha Developers, known for its Lodha brand, has developed more than 100 million square feet of properties so far.
In addition to residential properties, the company is also expanding its portfolio to include commercial properties and data centers. Lodha Developers' existing land bank has the potential to generate about Rs 2 lakh crore in revenue in the coming years. The company plans to reduce further land acquisitions and improve free cash flow.
During the last fiscal year, Lodha Developers acquired 12 land parcels across MMR, Bengaluru, and Delhi-NCR. These parcels will be used to develop primarily residential projects, with an estimated revenue potential or Gross Development Value (GDV) of Rs 60,000 crore. As of April 1, 2026, the company has a GDV of Rs 2 trillion available for sale, excluding the land bank in townships that will not be used in the next five years.
Consequently, the company will reduce investments in land acquisition over the next 24 months and focus on improving free cash flow. This strategic approach is expected to solidify Lodha Developers' position in the real estate market and ensure sustainable growth in the coming years.
