M3M India, a leading real estate developer, is making a bold move by investing Rs 14,500 crore to expedite the construction of its 45 million sq ft under-development portfolio. This substantial investment is being funded through internal accruals and working capital, ensuring the company maintains a zero-debt balance sheet.

The company's strong cash flows, financial discipline, and continued investor confidence are the driving forces behind this ambitious plan. Pratik Tibrewala, Head of Corporate Finance at M3M India, stated, “Our strong cash flows, financial discipline, and continued investor confidence allow us to accelerate construction while maintaining complete financial independence.”

M3M India has identified 7.8 million sq ft for completion by FY27, encompassing both premium residential and mixed-use commercial projects. The company has already secured Occupancy Certificates for all five developments, a testament to its commitment to quality and compliance.

Residential projects account for 5.8 million sq ft of the total development. Notable projects include M3M Capital 113, which spans 3.2 million sq ft, and M3M Antalya Hills 79, covering 2.6 million sq ft. These projects are designed to meet the growing demand for premium living spaces in Gurugram, one of India's most dynamic real estate destinations.

The remaining 2 million sq ft is dedicated to mixed-use commercial developments. M3M Capital Walk 113, M3M Paragon 57, and M3M Jewel 25 are key projects in this segment, with sizes of 0.8 million sq ft, 0.9 million sq ft, and 0.3 million sq ft, respectively. These developments are poised to transform the commercial landscape of Gurugram, offering a blend of retail, office, and entertainment spaces.
