Maharashtra Tightens Out-of-Taluka Property Registration Rules

By GeoSquare News Desk · Published 2026-10-14

In a move to curb revenue leakage and ensure fair valuation, the Maharashtra government has tightened the procedure for registering property documents outside the taluka where the property is situated. The new directive applies to sale deeds, agreements, and other property-related documents that were earlier being registered at sub-registrar offices in different talukas.

What has changed?

Under the revised rules, documents pertaining to a property located in one taluka will now require prior approval or a specific process before being registered in another taluka. This is aimed at preventing under-registration and manipulation of property values, which often happens when documents are registered in areas with lower stamp duty rates or different valuation guidelines.

RERA-registered projects exempt

However, the state has clarified that the new procedure will not apply to agreements and sale deeds involving projects registered under the Real Estate (Regulation and Development) Act, commonly known as RERA. This exemption provides relief to homebuyers and developers in organised projects, as their transactions are already subject to stringent compliance and transparency norms.

Impact on buyers and investors

For property buyers in Pune and across Maharashtra, this means extra due diligence while registering out-of-taluka documents. It is advisable to ensure that the sub-registrar office chosen for registration is in the same taluka as the property, unless the project is RERA-registered. Those planning to invest in under-construction properties should also verify the RERA registration status to avoid procedural delays.
