Maharashtra's Property Registration Department Nears 90% of Revenue Target
The Maharashtra department of registration and stamps has made significant strides in achieving its financial goals for the 2025-26 fiscal year. As of March 15, the department has collected Rs 56,159.05 crore, which is approximately 88.4% of its Rs 63,500 crore target. This achievement is a testament to the consistent and robust property transactions in the state.
Official data reveals that 43.12 lakh documents have been registered so far this fiscal year, matching the total count for the entire previous year (2024-25). In the previous year, the department generated Rs 58,266.07 crore against a lower target of Rs 55,000 crore. This steady performance has been a positive indicator for the real estate market.
Registration officials noted that property transactions have remained consistent, with an average of three to four lakh documents registered monthly. January and February were particularly strong, each seeing nearly four lakh registrations. The stability of the market has prompted real estate industry bodies to urge the state government to maintain the status quo on ready reckoner (RR) rates.
"We have submitted several requests to avoid an increase in RR rates, as both registrations and revenue have remained steady. However, there are concerns that the government may still revise rates to offset recently announced social sops," a developer said. The industry's concerns are valid, given the potential impact of rate increases on property transactions and the overall market.
In anticipation of the Gudi Padwa festival on March 19, the department will permit citizens to use the e-registration facility for first-sale properties directly from developers' offices. While sub-registrar offices will be closed on the festival day, documents submitted via e-registration will be formally processed the following day.
"Many citizens consider auspicious occasions like Gudi Padwa ideal for executing property agreements or leave-and-license documents. To facilitate this, online registrations will remain open on March 19, with processing scheduled for when offices reopen," an official confirmed. This move is expected to ease the process for property buyers and sellers during the festival.
The e-registration system, introduced two years ago, is gaining significant momentum. To date, over 700 developers across the state have opted into the system, allowing buyers to complete the registration process without visiting a sub-registrar office. This initiative has streamlined the process, making it more convenient and efficient for all stakeholders involved.
The success of the e-registration system and the consistent performance of property registrations highlight the resilience and growth of the real estate market in Maharashtra. The department's efforts to maintain and improve the registration process are crucial in supporting the industry's growth and ensuring transparency and efficiency in property transactions.
