Real Estate Maharashtra:In a major milestone for Maharashtra’s real estate sector, the number of agents registered with the Maharashtra Real Estate Regulatory Authority (MahaRERA) has crossed 50,000, reaching a total of 50,673. However, only 31,980 of these agents remain active, while 18,693 have been deregistered due to non-compliance, failure to complete mandatory certifications, and licence renewals.

The Konkan region, which includes the Mumbai Metropolitan Region, leads with 21,050 registered agents, more than double the number of agents in the Pune division, which stands at 8,205. Other regions lag significantly—Nagpur has 1,504 agents, north Maharashtra 490, Sambhajinagar 343, and Amravati 237.

These agents play a crucial role as the initial point of contact for homebuyers. They are responsible for educating buyers on important regulatory provisions such as the model sale agreement, carpet area, defect liability period, and allotment letters. This increased transparency helps consumers make more informed decisions, according to a MahaRERA spokesperson.

The influence of MahaRERA extends beyond Maharashtra, with agents from almost 150 cities across India, including New Delhi, Bengaluru, Hyderabad, Gurgaon, Ahmedabad, Goa, Patna, Prayagraj, and Jammu, registering with the regulator. “This migration is a testament to Maharashtra’s dominance in the real estate sector, especially within the Mumbai Metropolitan Region (MMR) and Pune, which continue to attract developers and investors from all parts of the country,” the spokesperson added.

Recognizing the vital role of agents, MahaRERA has made training and certification mandatory. Many deregistered agents lost their licences due to non-compliance with these requirements or failing to renew their registrations. This growing number of certified agents is expected to create a more standardized and regulated property market. By mandating certification and regulatory knowledge, MahaRERA aims to ensure fair practices and protect homebuyers' interests.
