Real Estate Pune:Pune: The state registration department in Maharashtra has taken a significant step towards curbing fraudulent property transactions by deciding to integrate its property registration website with the MahaRERA portal. This integration will be discussed in a meeting with government representatives next week. Senior officials announced this decision on Tuesday, stating that it will allow sub-registrars to verify the RERA registration numbers of projects in real time before completing any transactions.

We have received approval for the process, which will be initiated after consultations. The move will help verify project approvals and title status. It will ensure developers are RERA-registered before the registration of any property, an official said. Developer associations have been highlighting the loopholes in the existing system, which allows properties to be registered in the name of multiple buyers. Such fraudulent transactions often lead to years of litigation, financial losses, and erode the confidence of homebuyers.

Last month, representatives of the National Real Estate Development Council (NAREDCO) wrote to both the state and central governments, urging the integration. NAREDCO's state vice-president, Hitesh Thakkar, said, 'The move is essential for transparency and seamless transactions. It will empower homebuyers and restrict duplication. It will also prevent the sale of flats in unregistered projects.' NAREDCO Pune's vice-president, Abhay Kele, added that synchronizing the two portals would 'block illegal registrations at the source and bring in much-needed accountability.'

Homebuyers have welcomed the decision. 'MahaRERA was implemented in Maharashtra eight years ago and hosts over 50,000 registered projects. The integration should have happened long ago,' said MM Mani, a professional in the realty sector. Pune resident Amruta Patil, who plans to book a home soon, expressed her satisfaction. 'Seamless coordination between portals will give us peace of mind that our investment is safe. Buyers should not have to navigate complicated ownership details on their own,' she added.

The decision aligns with the Centre's proposed Registration Bill, 2025, which aims to modernize and digitize property transactions nationwide. Officials said the rollout in Maharashtra will begin with information sharing and verification modules, while real-time validation of ownership and project approvals will follow in subsequent phases. Developer associations emphasized that fraudulent registrations cause not only financial losses but also emotional distress. 'Often, it's only after paying that many buyers realize the property is already sold to someone. Legal battles which follow can drag on for years. Linking portals will help prevent such ordeals,' said a representative of a prominent association.
