The Maharashtra Real Estate Regulatory Authority (MahaRERA) has approved 10,379 real estate projects across Maharashtra in the financial year 2025-26. Nearly half of these projects, 5,494, are located in the Mumbai Metropolitan Region (MMR), while 3,566 are in the Pune region.

During the same period, MahaRERA registered 4,204 projects, approved corrections for 2,488 projects, and granted extensions to 3,687 projects. This robust activity reflects the growing demand and regulatory compliance in the real estate sector of the state.

District-wise data reveals that Pune district recorded the highest number of approved projects, with 3,150. Thane followed with 1,714 projects, Mumbai suburban with 1,696, and Mumbai City with 375. Other notable districts include Raigad with 939 projects, Palghar with 568, Nagpur with 474, Nashik with 454, Sambhaji Nagar with 155, Kolhapur and Satara each with 145, and Ratnagiri with 134.

While Pune district leads in individual project approvals, the MMR, when considered as a whole, tops the chart with a total of 5,494 registrations. The Pune region follows with 3,566 projects, Vidarbha with 563, and the rest of Maharashtra with 723 projects.

In terms of complaint resolution, MahaRERA resolved 6,045 homebuyer complaints in 2025, compared to 5,073 registered during the year. Since its inception, the complaint-disposal rate has ranged from 50% to 70%, but this has significantly improved over the years. In 2025 alone, the overall disposal rate reached 137%, reflecting a strong commitment to addressing homebuyer concerns.

Official data from MahaRERA shows that the number of complaints and their resolution rates have varied over the years. In 2017, 1,324 complaints were reported with a disposal rate of 27%. In 2018, complaints rose to 4,253, with a disposal rate of 56%. The years 2019 and 2020 saw 4,376 and 3,049 complaints, respectively, with disposal rates of 71% and 53%. In 2021, 3,554 complaints were recorded with a disposal rate of 57%, and in 2022, 3,312 complaints were filed with a disposal rate of 79%.

In the following years, MahaRERA reported 4,006 complaints in 2023, 3,868 in 2024, and 5,073 in 2025. The disposal rates for these years rose to 70%, 123%, and 137%, respectively, indicating a significant improvement in case resolution.

According to MahaRERA, obtaining its approval is mandatory for any corrections or extensions under the provisions of the Real Estate (Regulation and Development) Act, 2016. Developers are also required to seek the regulator’s approval for any alterations or additions to the project plans submitted at the time of registration. Additionally, during the registration stage, developers must provide a definite completion date for the housing project. If the developer needs to extend the timeline, they must obtain MahaRERA's approval. Failure to do so can result in the project being classified as lapsed, which can adversely affect its progress.
