Maharashtra's real estate sector has received a significant pre-festive boost with the Maharashtra Real Estate Regulatory Authority (MahaRERA) approving 1,060 housing projects before Gudi Padwa. This surge in approvals reflects a surge in activity as developers tap into one of the most auspicious periods for property investment.

Of the total approvals, 486 projects were granted fresh registration numbers, 426 received extensions based on revised completion timelines, and 148 older projects were allowed corrections in their proposals, according to a statement released by the authority's media advisor. The regulator processed a substantial number of applications in the run-up to the festival, including 211 clearances in a single day.

Officials said the approvals were expedited through round-the-clock efforts. A day before Gudi Padwa, 124 projects received registration numbers, 53 were granted extensions, and 34 proposals were approved with corrections.

Padwa, considered among the three-and-a-half auspicious mahurats, traditionally sees heightened real estate activity, with developers aligning project launches to coincide with favourable sentiment among homebuyers, MahaRERA media advisor Ram Dontonde says.

Regionally, the Mumbai Metropolitan Region accounted for the largest share, with 607 projects, followed by Pune with 321. Khandesh saw 63 approvals, Vidarbha 50, Marathwada 14, and Dadra and Nagar Haveli 5.

At the district level, Pune led with 286 projects, followed by Mumbai Suburban (196), Thane (185), and Raigad (110), each recording triple-digit project activity.

MahaRERA said the approvals were granted only after detailed scrutiny to ensure compliance with legal, technical, and financial norms. The regulator emphasised that all projects were evaluated under established criteria before being cleared.

As per officials, the surge in approvals underscores both the seasonal momentum in housing demand and regulatory push to streamline project clearances, particularly during peak buying periods that shape annual trends in the state's property market.
