The Maharashtra Real Estate Regulatory Authority (MahaRERA) has cleared a total of 1,060 housing projects around the time of Padwa, continuing the long-standing trend of increased real estate activity during auspicious periods. The approvals included issuance of registration numbers to new projects, extensions granted to ongoing developments, and corrections permitted in previously approved proposals.

Padwa is traditionally seen as one of the most favourable times for property investment, along with occasions such as Dussehra, Diwali, and the New Year. To manage the surge in applications, MahaRERA processed a large number of proposals within a short span. In the lead-up to the festival, 211 project applications were cleared in a single day. Out of these, 124 projects received registration numbers, 53 were granted extensions based on developer requests, and 34 proposals were approved with corrections.

Out of the total 1,060 approvals, 486 projects were newly registered. Meanwhile, 426 projects received timeline extensions after developers submitted revised completion plans. Another 148 projects were allowed to make necessary corrections to earlier submissions.

Region-wise, the Mumbai Metropolitan Region (MMR) accounted for the highest share with 607 projects, followed by Pune with 321 projects. Other regions included Khandesh with 63 projects, Vidarbha with 50 projects, Marathwada with 14 projects, and Dadra and Nagar Haveli with 5 projects.

At the district level, Pune led the activity with 286 projects, indicating sustained demand and supply momentum in the city. Mumbai Suburban followed with 196 projects, while Thane recorded 185 projects and Raigad 110 projects. These districts remained the most active in terms of project volume.

Further breakdown shows that within MMR, Mumbai Suburban, Thane, and Raigad together formed a major share. In the Pune region, most projects were concentrated in Pune district, with smaller contributions from Satara, Kolhapur, Sangli, and Solapur. In Khandesh, Nashik accounted for the majority, while Nagpur dominated the Vidarbha region. Marathwada saw relatively limited activity, led by Sambhajinagar.

MahaRERA maintained that approvals were granted only after detailed scrutiny of legal, technical, and financial aspects. The authority's registration department reportedly worked continuously, including holidays, to ensure that all eligible proposals were processed efficiently.

This level of activity aligns with previous years, where festive periods have consistently seen a spike in both project launches and regulatory approvals, driven by developer strategies and buyer sentiment.
