MahaRERA Conciliation Forums Resolve 1,749 Homebuyer-Developer Disputes
Real Estate Maharashtra:The Maharashtra Real Estate Regulatory Authority (MahaRERA) recently announced that its conciliation forums have resolved 1,749 complaints between homebuyers and real estate developers across the state. These forums were set up in 2018 to facilitate the amicable resolution of disputes through consumer or promoter associations. The success of these forums has led to their establishment in other states, including Gujarat, Uttar Pradesh, Haryana, Bihar, Madhya Pradesh, Rajasthan, and Telangana.

The decisions made by these forums are upheld by MahaRERA, which has contributed to their rising popularity. Currently, 533 grievances are being heard at the 52 conciliation forums across Maharashtra. Out of the total 5,958 cases filed so far, 1,749 have been resolved through amicable settlements, benefiting 32.36% of property purchasers.

Initially, the MahaRERA conciliation forums operated only in Mumbai and Pune. However, due to their popularity, their presence has been expanded across the state. The forum in Mumbai has successfully resolved 562 complaints, while the forum in Pune has redressed 530 grievances. Other notable forums include Thane with 201 resolved complaints, Navi Mumbai with 169, and Palghar with 105.

What is a Conciliation Forum?

Conciliation forums are established under Section 32 (g) of the Real Estate (Regulation and Development) Act, 2016. These forums aim to facilitate the amicable resolution of disputes between developers and homebuyers through dispute settlement mechanisms set up by consumer or promoter associations. The forums consist of representatives from Mumbai Grahak Panchayat and promoter associations.

In March 2024, former MahaRERA chairman Ajoy Mehta highlighted the success rate of these forums, which stands at around 35% to 50%. He noted that the process is much faster and more efficient, with fewer appeals or additional legal actions.
