The Ranga Reddy District Consumer Commission in Telangana has issued a legal notice to the star in connection with an alleged land fraud case.

As per media reports, a doctor from Hyderabad has filed a formal complaint against Sai Surya Developers and has also named Mahesh Babu as the third respondent. The complainant claims she was duped of ₹34.8 lakh after investing in plots advertised by the company, which allegedly turned out to be non-existent.

The complaint points out that Mahesh Babu, known for his extensive brand endorsements, lent credibility to Sai Surya Developers through public promotions. According to the doctor, his endorsement significantly influenced the decision-making of prospective buyers, including herself.

The actor has not made any public statement in response to the notice. His team has also refrained from commenting on the matter at this stage.

This is not the first time Mahesh Babu’s name has surfaced in connection with the real estate firm. In April 2025, he was reportedly questioned by the Enforcement Directorate (ED) in a money laundering case involving Sai Surya Developers and the Surana Group. Reports at the time stated that the actor was not treated as an accused. The investigation indicated that Mahesh Babu had likely promoted the firm in good faith and was not aware of any fraudulent activities linked to the company.

The owner of Sai Surya Developers, Kancharla Satish Chandra Gupta, is under investigation for defaulting on a major real estate project called Green Meadows. The ongoing probe has shed light on possible large-scale fraud and mismanagement by the developer.

On the work front, Mahesh Babu will be seen in an upcoming film, ‘SSMB29’, directed by acclaimed filmmaker SS Rajamouli. The highly anticipated film also features international star Priyanka Chopra and Malayalam actor Prithviraj Sukumaran in key roles.
