Real Estate Maharashtra:The Maharashtra Housing and Area Development Authority (MHADA) has taken a significant step towards improving the living conditions of residents in the PMGP Colony in Poonam Nagar, Jogeshwari, a western suburb of Mumbai. On June 17, MHADA initiated the tender process to appoint an engineering, procurement, and construction (EPC) contractor for the redevelopment of the colony, which spans 27,625 square meters.

Originally built under the Prime Minister's Grant Project (PMGP) between 1990 and 1992, the colony has been in a dilapidated state for years. The redevelopment project marks a crucial step in resolving the long-standing housing issues faced by the residents. According to MHADA, the residents will be provided with modern homes featuring a carpet area of 450 square feet, a significant upgrade from their current 180 square feet units.

The PMGP Colony comprises 17 ground-plus-four-storey buildings, and approximately 984 families will be rehabilitated into these new, modern housing units. MHADA had previously attempted to float tenders for the project on July 2 and September 6, 2024, but received no bids. Consequently, a proposal to carry out the redevelopment directly through MHADA was submitted to the government on April 4, 2025.

Based on the government's approval received on May 28, 2025, the tender process for the appointment of an EPC contractor was published on the official MHADA website on June 16, 2025. The last date for submission of bids for this project is July 7, 2025.

In addition to the PMGP Colony, MHADA has also taken steps to redevelop other areas in Mumbai. On June 13, the Mumbai Building Repairs and Reconstruction Board (MBRRB), a unit of MHADA, floated tenders for the redevelopment of Kamathipura, a red-light area in South Mumbai. The area will be redeveloped under the cluster redevelopment scheme, making available 44,000 square meters of land. The developer will receive 5.67 lakh square meters of development rights, with an expected construction of approximately 4,500 new housing units.

The Kamathipura area, spread across 34 acres in South Mumbai, includes approximately 943 cess buildings, with around 6,625 residential and 1,376 non-residential tenants/residents, totaling 8,001. About 800 landowners live in the area, and the buildings are approximately 100 years old. This project aims to significantly improve the living conditions and infrastructure in one of Mumbai's most historically significant but neglected areas.

MHADA's efforts to redevelop these areas reflect the government's commitment to providing better living conditions for its residents and revitalizing neglected urban spaces.
