The new MHADA redevelopment policy approved by the Maharashtra state cabinet allows for the integrated and cluster redevelopment of MHADA colonies of 20 acres or more in Mumbai and its suburbs, without requiring individual consent from residents.
The government decided that individual consent from residents is not required because the policy provides the highest possible rehabilitation Floor Space Index (FSI), ensuring maximum benefits for the residents.
The redeveloped MHADA colonies will include modern basic infrastructure and amenities such as well-equipped residential units, elevators, spacious parking areas, parks, community halls, playgrounds, gyms, swimming pools, and CCTV facilities.
The policy affects 56 colonies belonging to the Middle Income Group (MIG) and Low Income Group (LIG), divided into around 5,000 cooperative housing societies, with 114 projects under the jurisdiction of the Mumbai Board.
MHADA will function as the planning authority for the redevelopment of 114 projects under the jurisdiction of the Mumbai Board, overseeing the integrated development of the township, including green areas, schools, healthcare facilities, and commercial spaces.
