Housing sales in Mumbai and Pune fell by 17% in July-September 2025, dropping to 49,542 units from 59,816 units in the same period last year.
Thane, a key area in MMR, saw the most significant decline in housing sales, with a 28% drop to 14,877 units from 20,620 units.
Real estate experts are not concerned because they expect a rebound in demand during the festive season, which traditionally starts from September 22. They also note that the demand drivers for housing remain robust, supported by infrastructure upgrades and regulatory clarity.
The second half of FY25 is expected to see an uptick in housing sales, aided by festive demand and policy push towards affordable and mid-segment housing, along with stable interest rates and regulatory clarity under RERA.
