Mumbai F&B Expo Highlights Growing Need for Industrial Real Estate

By GeoSquare News Desk · Published 2026-11-04

Mumbai recently hosted a major convergence of the food, beverage and packaging industries, drawing 320 exhibitors from 11 countries. The event underscores the city's position as a key hub for processing, logistics and distribution, which in turn fuels demand for industrial and warehousing real estate across the Mumbai Metropolitan Region (MMR) and broader Maharashtra.

Industrial Real Estate Gains Momentum

Industry experts note that such large-scale exhibitions are a barometer for commercial activity. As food and beverage companies expand their footprint, they require modern cold storage, packaging units and distribution centres. This is driving interest in Grade-A warehousing and industrial parks along major corridors like the Mumbai-Nagpur Expressway and the upcoming Delhi-Mumbai Industrial Corridor.

Warehousing Demand on the Rise

Real estate consultants estimate that warehousing absorption in Maharashtra has grown by nearly 15% year-on-year, with MMR accounting for a significant share. The convergence of F&B players is expected to further boost this trend, particularly in areas like Bhiwandi, Panvel and Chakan, which offer proximity to ports, airports and highways. Developers are responding by launching new logistics parks and industrial clusters tailored to the sector's needs.

Investment Opportunities for Property Buyers

For investors, the growing industrial activity presents opportunities in commercial and mixed-use developments. While residential demand remains steady, the industrial segment offers attractive yields, especially in emerging nodes. However, buyers should conduct thorough due diligence on land titles and approvals, as RERA compliance is mandatory for all new projects.
