Mumbai Real Estate Relief: Major Housing Initiatives for Residents
Maharashtra Deputy Chief Minister Eknath Shinde recently announced several major housing reliefs for residents of Mumbai. These initiatives are aimed at regularizing nearly 20,000 buildings and redeveloping areas under the ‘Pagdi’ system, a traditional tenancy rental model.
Shinde highlighted the occupancy certificate (OC) amnesty scheme, which aims to regularize thousands of buildings in Mumbai. This scheme is a significant step towards addressing the housing crisis and ensuring that more residents have legal and secure homes. Additionally, a new regulatory framework for redeveloping buildings under the ‘Pagdi’ system has been introduced, which is expected to benefit a large number of tenants and property owners.
One of the key announcements was the implementation of slum redevelopment schemes on private, government, or semi-government lands measuring 50 acres or more. Shinde specified that in the first phase, 17 major locations across Mumbai have been selected for redevelopment. These areas include Antop Hill, Krishna Nagar, Ketkipada (Borivali), Gopikrishna Nagar (Dahisar), Oshiwara, Govandi, Chitta Camp (Trombay), Chembur, Tagore Nagar (Vikhroli), Vikhroli Parksite, and Bhandup. The initiative is expected to provide significant relief to lakhs of slum dwellers in Mumbai.
To ensure the successful execution of these projects, the state will collaborate with various government bodies, including the MMRDA, CIDCO, MIDC, MSRDC, MHADA, and the BMC. Shinde emphasized that this joint venture approach will help transform Mumbai's landscape and promote well-planned urban development. In the second phase, additional projects will be undertaken to further enhance the city's infrastructure and living conditions.
Shinde also extended the SRA (Slum Rehabilitation Authority) Amnesty Scheme until December 31, 2026. This extension is intended to resolve technical difficulties faced by citizens in the sale, purchase, or transfer of slum structures. The deputy CM announced an increase in the number of ‘Apex Grievance Redressal Committees’ to ensure quicker resolution of complaints. Furthermore, the government has extended the OC amnesty scheme of the Maharashtra Housing and Area Development Authority (MHADA) by one more year.
Another notable announcement was the introduction of a new scheme for houses built by municipal employees on BMC's leased plots. This initiative aims to provide affordable housing options for municipal employees, thereby improving their living conditions and overall well-being.
These announcements come ahead of elections to civic bodies, including the cash-rich Brihanmumbai Municipal Corporation (BMC), which are to be completed before January 31 next year. The government's efforts to address housing challenges and improve urban infrastructure are expected to have a positive impact on the quality of life for Mumbai residents.
