Real Estate News:The Kamathipura area of Mumbai, over 100 years old, is set to undergo a significant transformation. The Maharashtra Housing and Area Development Authority (MHADA) has launched the Kamathipura Redevelopment Project, which has already invited bids for the redevelopment of the cluster area. The government has announced compensation for landowners affected by this project, offering them four flats in exchange for their land. The project, named 'Kamathipura Redevelopment Project - Urban Village,' aims to revitalize the area comprehensively.

Kamathipura is a 15-lane grid that includes two BMC-run schools, 14 religious places, 349 non-cessed structures, and 943 cessed buildings. According to a note issued by MHADA, all these structures will be developed in an integrated manner under Regulation 33 (9) of the Development Control and Promotion Regulations 2034, through the Mumbai Building Repairs and Reconstruction Board.

The redevelopment project will focus on rebuilding old and dilapidated buildings and plots from lane number 1 to 15 of Kamathipura. There are about 943 cessed buildings in these lanes, housing around 6,625 residents and 1,376 tenants, totaling 8,001 residents/tenants. The area also has 800 landowners, and the total plot area is approximately 73,144.84 square meters. The buildings in Kamathipura are more than 100 years old, making this redevelopment crucial for the safety and well-being of the residents.

Under the government's compensation plan, landowners will receive flats based on the size of their plots. For a plot up to 50 square meters, one 500 square foot flat will be provided. For plots between 51 and 100 square meters, two 500 square foot flats will be given. Plots between 101 and 150 square meters will receive three 500 square foot flats, and plots between 151 and 200 square meters will get four 500 square foot flats. For plots larger than 200 square meters, one additional 500 square foot flat will be provided for every extra 50 square meters.

The cluster redevelopment of Kamathipura will not only provide residents with larger and safer flats but also include essential amenities such as commercial buildings and entertainment grounds. MHADA will receive an area of 44,000 square meters from the selected developer, which will result in a significant number of new houses in the heart of Mumbai. The developer, on the other hand, will gain an area of 567,000 square meters, with the potential to build around 4,500 new flats.

The state government approved the Kamathipura project on January 12, 2023. Following this, Mahimtura Consultants was appointed through a tendering process to serve as the project management consultant (PMC). The project will provide larger residences and well-designed facilities and infrastructure to the residents. Additionally, the project will include commercial structures as part of the builder's profit-sharing agreement.

This ambitious redevelopment project aims to transform Kamathipura into a modern, safe, and vibrant urban village, enhancing the quality of life for its residents and contributing to the overall development of Mumbai.
