Nagarro Secures 7 Lakh Sq Ft Office Space in Gurugram for 12 Years
Real Estate:Nagarro Enterprise Services Pvt Ltd, a leading German IT services firm, has leased more than seven lakh square feet of office space in Gurugram’s Sector 18. The lease agreement, which spans a period of 12 years, is set to commence on January 1, 2025, with a monthly rent of ₹2.90 crore.

The commercial space is located in the Udyog Vihar area of Gurugram, specifically in Sector 18, and is constructed by Chimera Developers LLP. According to the property registration documents accessed by Propstack, the leased property includes the basement, five parking floors, and floors from the sixth to the 14th.

The lease agreement includes a lock-in period of three years, and a security deposit of ₹10 crore has been paid for the 7.06 lakh sq ft of space. The transaction was completed on April 17, with a stamp duty payment of ₹2.49 crore. Additionally, the agreement includes a clause for a 12% rent escalation every three years.

This significant lease by Nagarro reflects the growing demand for high-quality office spaces in Gurugram, a key commercial hub in the National Capital Region (NCR). The city has seen a robust increase in office rentals, driven by India’s strong economic performance and the influx of global companies seeking prime locations.

Office rentals across India's top seven cities, including Gurugram, recorded a year-on-year increase of 4% to 8% in 2024. According to a report released in April 2025 by real estate consultancy Vestian, this surge is attributed to the country’s robust economic growth, urbanization, and the expanding presence of international firms. Delhi, in particular, saw the highest annual increase in office rent among major cities, rising 8.2% to $0.9 per sq ft per month.

Mumbai followed closely with a 6.7% increase to $1.6 per sq ft, while Chennai experienced a 7.7% hike to $0.8 per sq ft. Bengaluru also posted a 4.7% increase to $1.1 per sq ft. In contrast, several major global office markets showed mixed trends, with New York witnessing a 1.3% dip in average office rent to $7.5 per sq ft per month.

Nagarro’s decision to lease such a significant amount of space underscores the company’s commitment to expanding its operations in India. The firm is known for its expertise in digital transformation, software engineering, and IT services, and this new office will likely serve as a strategic hub for its growing workforce and client base.

Queries have been sent to Nagarro Enterprise Services Pvt Ltd for further details, and the story will be updated if a response is received. Chimera Developers LLP, the property developer, could not be reached for comment.
