Narrow Roads Hamper Real Estate Boom in Besa and Beltarodi

Nagpur: Once considered Nagpur's peaceful outskirts, Besa, Beltarodi, and Pipla have now turned into bustling real estate hotspots. Over the past few years, these areas have seen a surge in luxury apartment complexes, sprawling gated communities, and commercial hubs — transforming what were once quiet neighborhoods into dense urban clusters.

But amid this rapid vertical growth, one major problem continues to choke progress — narrow, outdated roads that can barely handle the mounting traffic. While the area's real estate market has flourished, its infrastructure has failed to keep pace. Most of the internal roads are single-lane cement stretches, designed for a time when the area had scattered houses and minimal vehicular movement. Today, thousands of new residents, along with construction vehicles, delivery vans, and private cars, compete for space on these narrow lanes — resulting in frequent bottlenecks and gridlocks, especially during peak morning and evening hours.

"Every evening, it takes me nearly 20 minutes to cover just a couple of kilometers from my son's Beltarodi school to my home," said Prashant Naidu, a resident of a newly built high-rise in Besa. "These roads were never meant for this kind of traffic. The infrastructure hasn't caught up with the speed at which buildings are coming up," he added.

Echoing similar concerns, Rekha Sharma, a resident of a gated township in Pipla, said, "When we bought our flat, we were promised smooth connectivity to the city. But the roads are too narrow, and with new projects coming up every month, it's only getting worse." She added that the lack of proper footpaths and drainage further compounds the issue during monsoon months.

Residents have been urging authorities to widen and upgrade key routes, especially Beltarodi Road, Pipla Road, and the link roads connecting to Manish Nagar and Wardha Road. They believe that without major road expansion, Besa's urban dream will soon turn into a traffic nightmare.

Bharat Nandanwar, CEO of Besa-Pipla Nagar Panchayat, said that road widening and development works are underway, with a major DP Road project now in progress. The road begins from Haldiram's near Besa Square and extends directly to the Beltarodi crematorium, crossing two bridges over a nullah. The project, estimated at Rs25 crore, has been sanctioned with TDR approval and aims to ease traffic congestion in the rapidly developing area. Work has already commenced and is expected to be completed within six months, Nandanwar confirmed.
