Navi Mumbai's Infrastructure Boom Drives Real Estate Growth
Navi Mumbai has witnessed a transformative phase in 2025-26, with major infrastructure projects reshaping connectivity, real estate, and investment prospects across the region. The inauguration of the Navi Mumbai International Airport (NMIA), along with large-scale road and metro developments, has significantly boosted confidence among developers and homebuyers.
Since NMIA opened, the neighbouring region has seen price appreciation of 5 to 7 per cent. The rapid pace of infrastructure development has also triggered noticeable appreciation in Navi Mumbai’s real estate market, especially in the premium housing segment. Luxury apartments priced between Rs 3 crore and Rs 5 crore have reportedly appreciated by 5 to 7 per cent, with values rising by nearly Rs 15 lakh to Rs 30 lakh in several projects.
Key projects such as the Ulwe Coastal Road, Kharghar Coastal Road, Amar Marg, and Mumbai Metro Line 8 are expected to dramatically improve connectivity between Mumbai and Navi Mumbai. Among the most significant developments is Metro Line 8, also known as the Gold Line, which will directly connect Chhatrapati Shivaji Maharaj International Airport (CSMIA) with the upcoming Navi Mumbai International Airport.
Once operational, travel time between the Mumbai Metropolitan Region’s two international airports is expected to reduce to nearly 30 to 35 minutes.
However, experts note that global uncertainty has temporarily impacted overall market sentiment. “War has affected the market. Investors and homebuyers are holding back decisions due to global uncertainty and its impact on the economy. Rising fuel prices have also affected business and profits,” said Dharmendra Karia, former builders’ association representative.
Despite short-term concerns, developers say demand remains strong in areas surrounding the airport, such as Ulwe, Pushpak Nagar, New Panvel, Chirle, and Taloja. “This region offers everything — the airport, JNPT, railway connectivity, planned roads, upcoming metro lines, and improving infrastructure. Property rates are still comparatively affordable and appreciating steadily, so buyers are choosing to invest here,” said developer Nalin Sharma.
Developers are also witnessing changing buyer preferences. While residents in Vashi, Nerul, and Kopar Khairane are upgrading to larger homes within the same areas, buyers near the airport region are opting for spacious homes at relatively affordable prices. “People with smaller houses in Vashi, Nerul are selling and buying bigger houses in Ulwe, Dronagiri, Chirle area at half the rate,” added Sharma.
