Real Estate News:In a major real estate transaction, NBCC (India) Ltd. has concluded the e-auction of its flagship residential project, Aspire Silicon City – Phase 4, awarding development and selling rights to AU Real Estate for ₹1,467.93 crore. The deal was officially disclosed to the National Stock Exchange (NSE) on Saturday. The auction marks one of the largest residential property deals in the region this year. Located in one of Noida’s developed sectors, the project spans 8.5 acres and comprises seven residential towers. Of these, five towers—housing 446 apartments—have been handed over to AU Real Estate as part of the transaction. “We’re pleased to confirm the acquisition of selling rights for 446 units at Aspire Silicon City from NBCC,” said Ashish Agarwal, Director at AU Real Estate. “This marks a significant milestone in our growth journey and strengthens our presence in the region.” Larger homes, premium amenities NBCC has reworked the layout of Aspire Silicon City Phase 4 to meet rising demand for larger, more luxurious homes. The new design features spacious 3 BHK + Study and 4 BHK + Study units, along with a limited number of penthouses. All apartments offer expansive terraces, and each tower features either two or three apartments per floor core for greater privacy. A G+4 storey clubhouse will anchor the residential community, providing access to modern amenities including a swimming pool, gym, jacuzzi, sauna/steam rooms, banquet halls, business centre, kids’ play zone, and open green lawns. Project details Situated near the Noida–Greater Noida Expressway, Aspire Silicon City offers strong connectivity to key infrastructure such as the FNG Corridor and Aqua Line Metro stations at Sector 50 and Sector 76. The development also lies close to schools, hospitals, and Noida’s major shopping and commercial hubs, including Sector 18. Strong buyer sentiment Real estate experts say the project’s location and premium configuration are likely to attract strong interest from homebuyers. Noida has recently seen growing demand for larger-format homes offering lifestyle upgrades and modern comforts. Construction is being undertaken by J Kumar Infraprojects, known for executing key infrastructure projects like Mumbai Metro Lines 7, 2A, and 2B, the Worli-Shivdi Link Flyover, and the Dwarka Expressway.
