Real Estate News:New Delhi: The opening of the Dwarka Expressway and Urban Extension Road (UER) II is set to provide a major boost to peripheral areas of Delhi as the main cities are becoming unaffordable to home buyers, according to property developers. They said areas such as Sonipat, Panipat, and Kundli stand to gain from UER, which will provide easier access to the Delhi airport.

Dwarka Expressway has not only significantly redefined connectivity between Delhi and Gurugram but has also provided a major push to real estate growth in the region, said Pradeep Aggarwal, founder and chairman of Signature Global (India). The inauguration of the Urban Extension Road (UER) II, also known as Delhi's third Ring Road, complementing the fully operational 29-km Dwarka Expressway, further elevates its strategic importance.

The new highways will reduce travel time between Delhi, IGI Airport, and Gurugram, while decongesting NH-48 and other key arterial routes. Property prices have doubled in the past five years on Dwarka Expressway due to the infrastructure boom.

UER-II is expected to bring IGI Airport within 20 minutes from the Kundli/Delhi border, which was around two hours earlier. This will also reduce the distance to Central Delhi, West, and South-West Delhi areas, said Akshay Taneja, CEO of TDI Infrastructure. We typically see double-digit price gains in the first 12-24 months after such connectivity.

The infrastructure developments are expected to attract more investments and developers to these areas, further boosting the real estate market. The improved connectivity will not only benefit home buyers but also businesses and commuters, making these regions more viable and attractive for long-term investments.
