Nitco completes 75% Kanjurmarg land conveyance, secures Rs 143 crore

By GeoSquare News Desk · Published 2026-10-16

Nitco Limited has achieved a significant milestone in the monetisation of its Kanjurmarg property by completing 75 per cent of the land conveyance process. The company has secured Rs 143 crore through this stage, marking a key step towards unlocking the value of its Mumbai land parcel.

Conveyance progress and land value

The conveyance deed, which transfers legal title of the land to the company, is now three-fourths complete. This allows Nitco to move ahead with development or sale options on the prime Kanjurmarg location. The eastern suburb's proximity to key commercial hubs and transit corridors continues to make it an attractive address for both residential and commercial projects.

Impact on balance sheet and future plans

The Rs 143 crore inflow is expected to help Nitco reduce debt and fund its ongoing business operations. The company has been looking at asset monetisation as a core strategy to improve liquidity. With the remaining conveyance work underway, further value unlocking is anticipated once the entire land parcel is formally transferred.

What it means for property buyers

For homebuyers and investors tracking Mumbai's real estate market, the development signals that large land parcels in Kanjurmarg are moving closer to execution. Clear titles and completed conveyances reduce legal uncertainty, which is often a major concern in property transactions. As more such land becomes ready for development, supply in the eastern suburbs could see a gradual improvement.
