According to Ravi Nirvawal, Sales Director and Principal Partner at Square Yards, the inauguration of UER-II is highly significant for the Delhi-NCR region. This high-speed, signal-free corridor connects major routes such as NH 44, NH 9, and NH 48, as well as the Dwaraka Expressway, the Delhi-Mumbai Expressway, and the International Airport.

From a property market perspective, the commencement of UER-II is expected to lead to a major revaluation in several micro-markets. It is anticipated that housing activity will increase in areas like Dwaraka, Kundli, Sonipat, and Narela. Nirvawal believes that the impact will extend beyond just price appreciation, creating a larger and more flexible demand base. The new connectivity corridor will provide access to budget-friendly locations for both homebuyers and businesses, enhancing connectivity with Delhi's main commercial hubs.

Vimal Nader, National Director and Head of Research at Colliers India, notes that the Urban Extension Road connecting Alikpur, Dwaraka Expressway, and Mahipalpur will enhance connectivity across the National Capital Region and reduce travel time. These key projects have the potential to improve the real estate market in catchment areas such as Dwaraka, Najafgarh, and Rohini, as well as the areas around NH-48 and the Dwaraka Expressway. This will particularly boost demand for commercial, housing, and warehousing properties in the long term.

The NH-48 micro-market, which is expected to see the completion of approximately 30 million square feet of Grade A office stock, is likely to witness increased commercial real estate activity in the coming years.

Pradeep Mishra, Founder of Oram Group, believes that the inauguration of UER-II and the Dwaraka Expressway will significantly enhance connectivity in the Delhi-NCR region. The 76-kilometer UER-II corridor connects major suburbs like Alikpur, Rohini, Mundka, Najafgarh, and Dwaraka to the airport and major highways, reducing traffic congestion and diverting heavy traffic. The Dwaraka Expressway will provide a direct, high-speed connection between Indira Gandhi International Airport and Gurugram, bypassing busy areas like Dhaula Kuan. Together, these projects will reduce travel time (NoIDA to the airport in just 20 minutes) and improve traffic flow, leading to increased travel and cargo traffic and further development of the surrounding real estate market.
