Real Estate Pune:Pune: The Pune Metropolitan Region Development Authority (PMRDA) has agreed in principle to fund the construction of two new bungalows on the Raj Bhavan premises along Baner Road at an estimated project cost of Rs 19 crore. The proposed structures will serve as the governor's residence and house visiting VVIPs.

The upcoming Pune Metro Line 3 will pass close to the estate, officials said. PMRDA has initiated the project and sought a small portion of land for a Metro ramp near the boundary of the Raj Bhavan premises, which include two bungalows and an additional office facility.

Senior PMRDA officials told TOI, “We have conveyed our willingness to finance the construction project. However, technical approvals and clearances are awaited from the state government.” The public works department (PWD), tasked with designing the project, has submitted the preliminary proposal to PMRDA. “The government will take further decisions,” said a senior PWD official.

PWD's outline shows that the two bungalows will be constructed on open land adjacent to the Yashada Institute within the Raj Bhavan compound. Each bungalow will span approximately 818.7 square meters.

The move to redevelop a portion of the Raj Bhavan premises gained momentum after the alignment of Metro Line 3 — Shivajinagar to Hinjewadi — was finalized. The line runs along the protective wall on the side of Baner Road. Officials said the proximity of the Metro alignment raised the need to upgrade residential and protocol infrastructure. An office building is part of the plan to facilitate visiting dignitaries' staff and official protocol teams.

The estimated project cost of Rs 19 crore was derived using plinth area rates notified under a state government directive issued in December 2020. PWD officials said the figure could rise, depending on final specifications and inflation in construction costs. While the proposal focuses on new construction, officials clarified that there is no plan to demolish the existing heritage bungalows. “The new structures are being planned on vacant land,” the PWD official added.

“We have committed to the project, but no further discussion has taken place,” said a PWD official. “Necessary clearances and approvals are pending,” said a PMRDA official. At present, the state government is considering the proposal and will move ahead after administrative sanctions and design approvals.
