Prabhu Deva Sells Two South Mumbai Luxury Flats for Rs 14.80 Crore
Prabhu Deva, the renowned actor, dancer, and choreographer, has quietly made headlines with the sale of two of his luxury apartments in South Mumbai’s Mahalaxmi area for a combined Rs 14.80 crore.
The flats, located in the towering Minerva building, are part of one of the city’s most prestigious residential addresses. According to property records, Prabhu Deva had purchased the two apartments back in December 2012 for a total of Rs 14.45 crore. Each unit, measuring 1,295 sq ft, occupies the 32nd and 33rd floors of the building, giving a combined space of 2,590 sq ft.
The apartments were sold to Priya Ruparel and Manju Dange for Rs 7.40 crore each. The transaction, which included four parking spaces, attracted a stamp duty of Rs 74 lakh and a registration fee of Rs 30,000 and was officially registered on 13 March 2026. Neither Prabhu Deva nor the buyers responded to requests for comment, keeping the sale relatively low-key.
The Lokhandwala Minerva is more than just a luxury address—it’s a landmark in Mumbai’s skyline. Developed by Lokhandwala Infrastructure, the skyscraper rises around 301 metres and boasts 79 floors, offering residents sweeping views of the Mahalaxmi Racecourse and the Arabian Sea. The building’s journey hasn’t been without hiccups; possession delays led the Maharashtra Real Estate Regulatory Authority (MahaRERA) to order the developer to pay interest to a buyer, though a part-occupation certificate was issued in early 2023 after a registration extension until December 2024.
Celebrity apartment sales have added extra buzz to Mumbai’s real estate scene. Actress Preity Zinta, for example, sold a Bandra Pali Hill apartment for Rs 18.50 crore in April 2025, followed by another flat in the Rustomjee Parishram building for over Rs 14 crore in November 2025. Similarly, actor Manoj Bajpayee and his wife Shabana Raza Bajpayee sold their flat in 2024 for Rs 9 crore, purchased originally in 2013 for Rs 6.40 crore.
Prabhu Deva’s sale of these luxury apartments underscores the ongoing trend of high-profile individuals leveraging their real estate investments for significant financial gains. The Minerva building, with its prime location and panoramic views, continues to attract both local and international buyers looking for a piece of Mumbai’s elite lifestyle.
