Prestige Group to Launch Ambitious ₹42,000 Crore Housing Projects in FY26
Real Estate News:Prestige Estates Projects Ltd, a leading real estate developer in India, has announced an ambitious plan to launch multiple housing projects across major cities in the fiscal year 2026 (FY26). The company aims to achieve a gross development value (GDV) of over ₹42,000 crore, reflecting its commitment to capitalizing on strong consumer demand in the housing market.

According to the company's latest investor presentation, Prestige Estates, headquartered in Bengaluru, plans to launch 25 residential projects with a total developable area of 44.80 million square feet. The estimated GDV for these projects is ₹42,120 crore. The projects are strategically located in key cities such as Bengaluru, Chennai, Hyderabad, Mumbai, Delhi-NCR, and Goa.

This ambitious expansion follows a year of delayed project launches and a subsequent dip in sales bookings and overall financial performance. Despite these challenges, the company has seen significant growth in average realisation per square foot, which increased by 36% year-on-year (Y-o-Y) to ₹14,113 per square foot.

During the 2024-25 fiscal year, Prestige Estates launched 26.28 million square feet of projects with a combined GDV of ₹26,222.8 crore. However, the company's sales bookings or pre-sales were affected by delays in regulatory approvals. Sales bookings for the 2024-25 fiscal year declined by 19% to ₹17,023.1 crore, falling short of the targeted ₹24,000 crore. The sales volume for the same period stood at 12.58 million square feet, a 38% decrease Y-o-Y, with a total of 5,919 units sold.

Despite these setbacks, the company has shown resilience. The average realisation for apartments, villas, and commercial products rose to ₹14,113 per square foot, marking a 36% increase Y-o-Y. Plot sale realisation also increased by 50% Y-o-Y to ₹7,167 per square foot.

On the financial front, Prestige Estates' net profit for the 2024-25 fiscal year fell sharply to ₹467.5 crore from ₹1,374.1 crore in the previous year. Total income also declined to ₹7,735.5 crore from ₹9,425.3 crore in the 2023-24 fiscal year.

Prestige Group, with a track record of developing over 300 projects, continues to be a significant player in the Indian real estate market. The company is currently constructing a large number of properties across major states, reinforcing its position as a leading developer in the country.

With the new projects lined up for FY26, Prestige Estates aims to regain its momentum and capitalize on the growing demand for housing in major Indian cities. The company's strategic expansion and focus on high-quality developments are expected to drive growth and enhance its market position in the coming years.
