Pune Buyers Pay 44% Premium for Branded Homes

Pune's real estate market has seen a distinct trend: homebuyers are willing to pay a significant premium for branded residential projects. According to a recent industry analysis, buyers in Pune pay 44% more for homes in branded developments compared to comparable non-branded projects in the same locality.
What Drives the Premium?
The premium reflects trust in established developers, superior construction quality, better amenities, and timely delivery. For Maharashtra property investors, this means branded projects often command better resale value and rental demand, but the initial investment is considerably higher.
Market Context
While Delhi-NCR leads in the supply of branded homes, accounting for 47% of such inventory nationally, Pune's premium is among the highest. The average price of branded homes in Delhi-NCR is around Rs 8.81 crore, but in Pune, the gap between branded and non-branded projects is more pronounced at 44%.
What Should Buyers Consider?
For end-users, the extra cost may be justified by peace of mind and lower maintenance. Investors, however, should evaluate the micro-market, project track record, and potential for capital appreciation. The premium may not always translate into proportional returns, especially in oversupplied micro-markets.
