MahaRERA Rejects Builder's Delay Claim, Pune Homebuyers Get Interest

By GeoSquare News Desk · Published 2026-10-25

In a significant relief for Pune homebuyers, the Maharashtra Real Estate Regulatory Authority (MahaRERA) has dismissed a builder's attempt to blame administrative hurdles for a delayed project. The authority ruled that such internal obstacles do not automatically change the possession date or absolve the developer from paying compensation.

Ruling reinforces buyer protection

MahaRERA's decision underscores that project delays caused by the developer's own management issues cannot be passed on to buyers. The order directs the builder to pay interest to the homebuyers for the period of delay, as per the provisions of the Real Estate (Regulation and Development) Act, 2016.

This ruling comes as a reminder to developers across Maharashtra that RERA timelines are binding. Buyers who have faced similar delays can approach the authority with their agreements and payment records to claim interest.

What this means for Pune property buyers

For thousands of homebuyers waiting for possession in Pune and other Maharashtra cities, this order sets a positive precedent. It clarifies that excuses like lack of approvals, internal coordination failures, or administrative bottlenecks will not be accepted as valid reasons for extending the possession deadline.

Legal experts suggest that buyers should keep a record of all communications with the developer and the original agreement date, as these will be crucial while filing a complaint with MahaRERA. The authority continues to act as a strong forum for resolving such disputes efficiently.
