Pune: Ivy Estate Residents Accuse Kolte Patil of Development Failures, Petition PMRDA for Action
Real Estate Pune:Wagholi, 13th October 2025: Residents of Ivy Estate, a sprawling 85-acre township in Wagholi developed by Kolte Patil Developers Limited, have submitted a petition to the Pune Metropolitan Region Development Authority (PMRDA), raising concerns over the absence of a promised connecting road to Pune-Nagar Road and a proper sewage system.

The petition, addressed to Dr. Yogesh Mhase, Commissioner and CEO of PMRDA, states that nearly 10,000 residents live in the township and continue to face daily hardships due to the lack of these basic facilities.

According to residents, despite repeated assurances by the developer, neither the road nor the drainage system has been provided, forcing citizens to commute through sewage water. This situation has significantly impacted their quality of life and daily activities.

In the letter, residents alleged that PMRDA issued an Occupancy Certificate (Completion Certificate) for the township even though these essential facilities were not in place. They described this as “serious negligence” on the part of the authority and held PMRDA equally responsible for their plight alongside the developer.

Residents warned that their growing frustration may soon escalate into a strong protest if immediate action is not taken. They are determined to seek justice and have taken this step to draw attention to their plight.

Key Demands from Residents:
- PMRDA should direct Kolte Patil Developers to immediately construct the connecting road and sewage system.
- Legal action should be initiated against the developer.
- Ongoing construction of Kolte Patil’s “Springshire” project in Wagholi should be halted until Ivy Estate’s pending facilities are completed.
- Copies of the petition have also been sent to local MLA Dnyaneshwar “Mauli Aaba” Katke, Kolte Patil Developers Chairman Rajesh Patil, and Senior Police Inspector Yuvraj Hande of Wagholi Police Station.

Residents said they purchased homes in Ivy Estate trusting the promises made by the developer, but now feel “betrayed” and “cheated.” They have urged authorities and elected representatives to intervene swiftly to resolve the issue and ensure justice. The developer did not respond to media queries about the residents’ demand.

Kolte Patil Developers Limited is a prominent real estate company in Pune, known for several residential and commercial projects. However, this incident has raised serious questions about the company's commitment to delivering on its promises and the regulatory oversight by authorities like PMRDA.
