Pune Land Deal: Action Against Amadea Enterprises LLP if Dues Unpaid by Feb 10
Pune: The state registration department has firmly ruled out any waiver of stamp duty and will take coercive recovery proceedings against Amadea Enterprises LLP if the pending dues related to a land registration in Pune's Mundhwa are not cleared by February 10, senior officials stated on Tuesday.
There is no question of a waiver. The order passed by the department is final and binding. If the amount is not paid within the stipulated time, forceful recovery action will be taken, a senior registration department official told TOI.
The recovery measures will include the attachment and auction of the firm's movable and immovable properties, as stipulated under the Maharashtra Stamp Act. Amadea Enterprises LLP, in which Parth Pawar, son of the late deputy CM Ajit Pawar, and Digvijay Patil are partners, is required to pay a stamp duty shortfall of Rs 21 crore for the sale deed executed in May 2025.
In addition to the shortfall, a statutory penalty calculated at 1% per month works out to Rs 21 lakh per month, amounting to Rs 1.47 crore for seven months up to November 2025. Put together, the total dues come to Rs 22.47 crore, officials said. They added that the dues will further increase as the penalty for December and January has not yet been accounted for.
In November 2025, the department issued a demand notice and granted the firm a 60-day window from December 10 to pay the dues. The department's stand follows its final order rejecting Amadea's plea seeking exemption from the stamp duty liability and reiterated that the full deficit amount, along with penalties, must be paid.
This case has been closely watched due to the involvement of prominent political figures and the significant financial implications. The department's firm stance underscores its commitment to ensuring compliance with the law and maintaining the integrity of the land registration process in the state.
