Pune: Last Chance to Register Property Deeds at Old Ready Reckoner Rates
Real Estate Pune:Pune, 22nd July 2025: Citizens who paid advance stamp duty before March 31 at the earlier Ready Reckoner (RR) rates but have not yet registered their property documents have only nine days left to complete the registration process. The Registration and Stamp Duty Department has set July 31 as the final date for registrations under the old rates.

Thousands of homebuyers across Maharashtra had rushed to pay stamp duty in advance, anticipating a hike in the RR rates. The government’s standard market value of land is used to calculate stamp duty and registration charges. To accommodate these citizens, the department had offered a four-month window to complete the deed registration process from the date of advance duty payment. That deadline is now set to expire on Wednesday, July 31, officials confirmed.

From April 1, the state government implemented revised Ready Reckoner rates for the 2024–25 financial year. As per the updated rates:
- Pune Municipal Corporation (PMC) areas saw a 4.16% increase.
- Pimpri Chinchwad Municipal Corporation (PCMC) areas witnessed a sharper 6.69% hike.
These revised rates have significantly impacted property prices and the overall cost of real estate transactions.

Fearing a steep hike in RR rates, especially in urban areas like Pune and Pimpri Chinchwad, many citizens paid stamp duty in advance before March 31 to lock in the lower rate. This move was fueled by earlier trends:
- No rate revision took place in 2021 due to the COVID-19 pandemic.
- In 2022-23, RR rates were increased by an average of 9.2%.
- The rates were again kept unchanged during the election year.

Citizens who miss the July 31 deadline will have to register their property deeds at the new, higher Ready Reckoner rates — potentially costing them thousands more. Authorities have urged those who have paid stamp duty in advance but delayed registration to complete the process without further delay.
