Pune Leads in Affordable Housing Sales, Emerges as Top Metro Choice

Real Estate News:Pune has emerged as the country’s highest-selling market for residential units and the most affordable city among the top metro areas, according to the Credai-Pune Metro and CRE Matrix & Index Tap report.
The report, presented during the Credai-Pune Metro General Body meeting, indicates that Pune sold 85,707 primary housing units in FY25, valued at Rs 64,238 crore. CRE Matrix Research reveals that the average value of a unit sold in Pune was Rs 75 lakhs, significantly lower than other major cities: Rs 1.48 crore in Bengaluru, Rs 1.71 crore in Hyderabad, Rs 4.51 crore in Gurugram, and Rs 2.21 crore in Mumbai, making Pune the most affordable option.
In FY25, Bengaluru recorded sales of 65,300 units worth Rs 96,663 crore, while Hyderabad sold 56,772 units valued at Rs 97,212 crore. Thane saw 54,179 units sold for Rs 35,199 crore, and Mumbai recorded 49,623 units sold for Rs 1.09 trillion. Gurugram sold 26,331 units worth Rs 1.18 trillion, and Noida & Greater Noida sold 12,253 units for Rs 34,051 crore.
Kapil Gandhi, founder of Sigma One Landmarks and convenor of Credai Maharashtra, stated that while they are updating the current fiscal data, initial indications suggest that Pune continues to lead. “When you break down the Mumbai Metropolitan Region (MMR) into separate areas like Mumbai and Thane, we are still number one,” he noted.
He pegs the average apartment cost in Pune at Rs 73 lakhs, making it the lowest among all major metros and particularly appealing to industries and migrants. Gandhi explained, “Homeownership is a common aspiration in Pune, allowing many residents to purchase their own homes. In contrast, other metro cities, such as Mumbai, have high property prices that often force people to rent instead of buy. Despite not being a capital city or having direct port access, Pune remains a leader in housing sales, enhancing its appeal as a residential hub.”
According to ANAROCK Research, which considers the entire MMR as a single market, the highest sales volume in FY 2025 came from the MMR, totaling 1,44,024 units worth Rs 2.23 trillion. Pune secured second place with sales of 74,201 units valued at Rs 66,058 crore.
This suggests that the average price of homes in Pune was lower at Rs 89 lakh compared to Rs 1.28 crore in Bengaluru and Rs 1.75 crore in the NCR, indicating a higher volume of sales in more affordable housing categories in Pune. ANAROCK’s data highlights that Bengaluru sold fewer units at 62,440 but had a sales value of Rs 79,819 crore. The NCR region also sold fewer units (58,773), but the total sales value was much higher at Rs 1.02 trillion.
Aakash Agarwal, managing director of Krisala Developers, which is developing a township project, notes that Pune’s relatively lower home prices make ownership a feasible option, even for first-time buyers. “A significant factor contributing to this affordability is the emergence of satellite townships on the city’s outskirts. These developments provide self-sufficient communities that include schools, hospitals, commercial areas, and green spaces, all at lower costs due to cheaper land prices. The outcome is improved living standards without the premium price tag,” Agarwal explained. The region’s quality of life is another major attraction, as cleaner air, reduced congestion, and community-driven townships appeal to families and professionals seeking long-term stability, he adds.
