Pune/Mumbai, 2nd April 2026: While the Mumbai Metropolitan Region (MMR) topped the state in housing project approvals between March 1 and 18, the Pune region emerged as the second-highest contributor. The Maharashtra Real Estate Regulatory Authority (MahaRERA) fast-tracked clearances ahead of Gudi Padwa, a significant festival in the region.

Data released by the regulator shows that between March 1 and 18, a total of 1,060 proposals were approved across Maharashtra. Of these, 486 were fresh project registrations, 426 were extensions granted to ongoing developments, and 148 involved corrections. With this, the cumulative number of projects registered with MahaRERA has reached 53,894.

Region-wise, MMR accounted for the highest share with 607 approvals, followed by Pune with 321 projects. Other regions saw comparatively lower activity, including Khandesh (63), Vidarbha (50), Marathwada (14), and Dadra and Nagar Haveli (5). At the district level, Pune led the state with 286 approvals, ahead of Mumbai Suburban (196), Thane (185), and Raigad (110).

Officials attributed the sharp rise in approvals to the festive season, noting that developers typically aim to launch projects around Gudi Padwa, considered an auspicious period for real estate transactions. In response, MahaRERA expedited the process, clearing 211 proposals on the eve of the festival alone.

On average, the authority processes around 10,000 approvals annually, with monthly new registrations usually ranging between 700 and 800. However, the surge seen in early March reflects heightened activity in the property market. This surge indicates a positive trend in the real estate sector, with developers and buyers capitalizing on the festive period to boost transactions and project launches.
