Pune Metro Line 3: Hinjewadi-Shivajinagar Corridor to Boost Realty

By GeoSquare News Desk · Published 2026-11-04

Pune Metro Line 3 is set to transform connectivity between the IT hub of Hinjewadi and the city centre at Shivajinagar. The 23.3-km elevated corridor will have 23 stations, passing through key localities like Wakad, Balewadi, Baner, and Aundh, and will integrate with the existing network at Civil Court.

Route and Interchanges

The line will start at Hinjewadi Phase 3 and end at Shivajinagar, with an interchange at Civil Court for Lines 1 and 2. This will link western Pune's rapidly growing residential and commercial belts to the rest of the city, reducing travel time significantly.

Real Estate Impact

Areas along the corridor are expected to see increased demand for both residential and commercial properties. Proximity to metro stations often leads to price appreciation, and localities like Baner, Balewadi, and Wakad are already popular. The improved connectivity will likely attract more IT professionals and investors, driving rental yields and capital values.

Developers are expected to launch new projects near the proposed stations, with a focus on affordable and mid-segment housing. The metro's completion is also likely to ease congestion on the busy Aundh-Baner road, making these areas more livable.

Investment Outlook

For investors, the corridor presents an opportunity to enter markets that are still growing. While prices have already risen in some pockets, areas further from the city centre, like Hinjewadi itself, may offer better entry points. However, buyers should consider the project's timeline and overall infrastructure development.

Overall, Pune Metro Line 3 is a significant step towards improving urban mobility and is expected to have a positive long-term effect on the city's real estate landscape.
