Pune Office Leasing Jumps 18% to 8.8 Mn Sq Ft in 9M CY2026

By GeoSquare News Desk · Published 2026-10-16

Pune's commercial real-estate market has recorded a sharp uptick in occupier activity, with office leasing rising 18% year-on-year to about 8.8 million sq ft during the first nine months of calendar year 2026, according to market estimates.

Drivers of Demand

The growth is being led by technology, business-process management and engineering services occupiers, with the Kharadi, Hinjawadi, Baner and Magarpatta corridors accounting for a bulk of the absorption. Large deal sizes and pre-commitments by occupiers ahead of construction completion have supported the run-rate.

Rentals and Supply Pipeline

Grade A stock in the prime micro-markets continues to command stable rents, while new completions across the eastern and western corridors have kept vacancy from spiking despite healthy additions to supply. Developers are advancing office parks with campus-style layouts, higher floor plates and green-certified buildings to attract global occupiers.

What It Means for Investors

Sustained leasing momentum underpins the case for commercial assets near Pune's IT clusters, including Grade A strata-sale offices, ready-to-lease parks and land parcels along upcoming road and metro links. Analysts expect the full-year CY2026 figure to be comfortably ahead of the previous year.

Buyers and investors should verify project approvals and registration status with the authorities before committing funds.
