R Madhavan’s Luxury BKC Apartment Earns ₹1.6 Crore in Rental Income
Real Estate:With Mumbai’s high-end property market witnessing consistent growth, Bollywood celebrities are increasingly diversifying their portfolios by investing in real estate — earning steady returns and leveraging the city’s premium locations. Actor-filmmaker R Madhavan is the latest name to underscore this trend, as he and wife Sarita have rented out their luxury apartment in Bandra Kurla Complex (BKC) for a two-year term with an estimated rental income of ₹1.6 crore.

According to property registration documents reviewed by prop-tech platform Square Yards, the 4,182 sq. ft. apartment, located in the plush Signia Pearl complex, was acquired by the couple in July 2024 for ₹17.50 crore. Square Yards added that the lease agreement — registered in June 2025 — starts at ₹6.5 lakh per month, increasing by 5% in the second year, bringing the yield close to 4.7% annually.

A ₹39 lakh security deposit has been placed, with minimal registration and stamp duty costs. The 24-month lease includes a 16-month lock-in clause, offering long-term rental stability. This move is emblematic of a broader shift in Bollywood, where real estate is becoming a preferred investment avenue, not just for capital appreciation but also as a source of passive income. From actors and producers to directors and stylists, many industry insiders are now buying properties in emerging and established hotspots like BKC, Juhu, Andheri, Worli, and Alibaug.

“Real estate is no longer just about lifestyle for celebrities. It’s increasingly about returns, liquidity, and asset security,” says a senior executive at a Mumbai-based luxury real estate advisory. “With rental yields on prime properties improving post-pandemic, Bollywood’s big names are keen on monetising idle assets.”

While earlier celebrity real estate stories revolved around lavish purchases, the narrative has shifted to income-generating luxury properties. Celebrities like Amitabh Bachchan, Shahid Kapoor, and Alia Bhatt have all made headlines for strategic property investments — some for self-use, others for leasing. The financial prudence behind these investments is evident. As mutual funds and equities fluctuate, luxury real estate in urban India continues to hold its value. The entry of high-net-worth individuals (HNIs), including film stars, into commercial and branded residential leasing, is a sign of confidence in India’s real estate fundamentals.

With a growing number of stars following suit, real estate is fast becoming Bollywood’s most bankable off-screen role.
