Rakesh Roshan Sells Prime Pune Land for Rs 15 Crore
Bollywood filmmaker Rakesh Roshan, best known as the creative force behind some of Hindi cinema’s most successful franchises, has made a significant real estate move by selling a large land parcel in Maharashtra.
According to registration documents accessed by real estate data analytics firm CRE Matrix, Rakesh Roshan Nagrath has sold a 1.09-hectare plot in Pune district for Rs 15 crore. The Deed of Conveyance between Rakesh Roshan and CP Lands LLP was officially registered on December 26, 2025. Records show that the land is located in Lohegaon village, Haveli taluka, within Pune district, and that Rs 1.05 crore was paid as stamp duty for the transaction. Attempts to reach Rakesh Roshan Nagrath and CP Lands LLP for comment were unsuccessful.
This sale comes amid a busy year of property activity for the Roshan family, who were involved in multiple purchases, sales, and leasing deals across Mumbai and Pune throughout 2025. The transactions point to a strategic reshuffling of assets rather than isolated investments.
In November 2025, actor Hrithik Roshan, along with HRX Digitech LLP owned by Rakesh Roshan Nagrath and Filmkunj (Bombay) Pvt Ltd owned by Pramila Roshan, jointly purchased 10 office units in Andheri West, Mumbai, for Rs 28 crore, according to documents accessed by Propstack. In the same month, Rakesh Roshan and his wife Pramila Rakesh Roshan, popularly known as Pinkie Roshan, acquired five commercial office units in Andheri for ₹19.68 crore, as per SquareYards records.
The family’s real estate footprint continued to expand with Sunaina Rakesh Roshan, sister of Hrithik Roshan, purchasing two commercial units in Andheri East for Rs 6.42 crore on November 24, 2025, according to SquareYards. Earlier in the year, Hrithik Roshan and Rakesh Roshan Nagrath sold three residential apartments in Andheri for a combined Rs 6.75 crore.
These included a 1,025 sq ft apartment in Veejays Niwas CHS Limited sold for ₹3.75 crore, and a 625 sq ft apartment in Raheja Classique sold for Rs 2.20 crore, with stamp duty and registration charges paid as per regulations.
On the rental front, Hrithik Roshan leased out a 2,727 sq ft commercial space in Goregaon in January 2025 for Rs 5.62 lakh per month, and renewed the lease of a 9,209 sq ft commercial property in Kharadi, Pune, in February 2025 for ₹6.08 lakh per month, according to CRE Matrix.
