Real Estate Continues to主导印度投资首选资产类别: 报告
Real Estate News:房地产仍然是印度人投资的首选资产类别,根据印度工商联合会(FICCI)和Anarock进行的一项调查显示,公寓是主要选择的房产类型。

调查显示,14个城市中,年龄在24至78岁之间的7,615名受访者中有59%倾向于房地产作为最首选的资产类别。

此外,67%的购房者寻求自住物业,而33%的购房者为了投资。35%的受访者偏好45至90万卢比的预算段房产,而28%的受访者偏好90万至150万卢比的房产。超过53%的购房者对当前的经济适用房选项表示不满,主要原因是位置、建筑质量和单元尺寸问题。

“印度的经济增长正在推动房地产行业的快速扩张,预计住宅市场到2029年将达到1.04万亿美元,年复合增长率(CAGR)为25.6%。这一增长主要由超豪华物业的需求和大量投资驱动,”FICCI城市和房地产发展委员会主席兼RMZ公司监事会主席Raj Menda表示。

公寓是最受欢迎的房产类型,占58%,但住宅地块在南部城市越来越受欢迎。

此外,57%的投资者表示,他们购买物业是为了赚取租金收入,这主要受城市租金上涨的推动。

SEBI执行董事Pramod Rao表示:“投资者信心对于行业的长期成功至关重要,而SEBI对透明度和治理的重视在这方面发挥了关键作用。”

Rao强调,强有力的合规性和更好的信息披露对于吸引机构投资至关重要。他还强调了SEBI的举措,包括一个单一仪表板数据库,以简化流程,以及将房地产投资转化为可交易金融工具的努力,以提高流动性和可访问性。

Rao进一步指出,政府有巨大的机会通过证券化来利用其资产,无论是州政府还是市政公司。“只要是有收入的资产,都可以纳入投资信托或房地产投资信托。国家公路管理局(NHAI)已成功将道路资产证券化。在不破坏财政审慎的情况下,政府可以释放更多潜力。”

Rao指出,超过50%的印度财富集中在房地产行业。全球范围内,房地产是最大的资产类别,价值超过300万亿美元。

他还提到,截至2024年3月31日,30家运营中的印度房地产投资信托(REITs)和基础设施投资信托(InvITs)的资产管理规模约为6.5万亿卢比。此外,10%到15%的印度A级空间由专注于商业房地产的REITs持有。
